BC246T Firmware Install problem

I have a Uniden BC246T Trunk Tracker III unit which I am trying to update (firmware) using the OEM serial cable. The version of firmware on the scanner now is 2.10.00 and I am trying to update to version 2.60.00. The scanner works OK but, I am having no success in updating because of unknown communications problems ???. The guidance of the Uniden BC246T Firmware Revision notes are being followed without any success. Any suggestions on how to successfully update the firmware on this scanner would be appreciated.
