It is a huge learning curve. It took me some time and I am still tweaking and changing things.
Here is what I have learned so far.
Import only Troop F from CLMRN because that covers that area you want. Import Durham, Middlefield, and Middletown talk groups. Make that a favorite.
Import the Middletown system along with Durham, Middlefield and Middletown talk groups. Make that a favorite.
Set each system/favorite list as a quick key.
Set your service types.
Turn on Download and Monitor for those favorite lists/quick keys.
Write to scanner
I have only been able to pick Middletown up when I am basically in Middletown, on their own system. Their range does not extend far out of city limits.

Update the database in it, generally helps and many times fixes it up.
Be advised if you use a favorite list, it will not update that as its user generated.

Your database date is found by pressing MENU button on the left side of the radio, the red button, scroll with the top knob to manage full database, press E button and scroll to Information and press E button to see how old it is.
Then press Menu a few times to get back to scanning.

Other day updated someone's brand new sds 100 and 436hp that came with June 2018 database info! @JoeBearcat need to have a more recent database and more recent firmware in all zipcode production units.

Tom1835 and Whalers44, you need to understand trunking. The voice is NOT on that frequency and more needs to be programmed into a radio that will pick up the system you wish to monitor.
The short version and not 100% technically correct is:
One frequency that monitors for activity called a Control Channel. No voice ever on this frequency. All radios not actively involved in a conversation sit there. When someone keys a radio, the computer tells that radio and all others that are sitting on the same talkgroup, to tune to a certain channel/frequency. When the person lets off the microphone, the radios go back to the Control Channel and wait for a reply. When that happens, the radios on that group go again to a different channel/frequency.
Again, no one talks on 774.30625, it is simply the channel that tells the radios where to tune to.

Post #4 in this thread says it all. When Uniden ships these scanners, regardless of where they come from, they contain a FAR out of date database. A lot of people don't realize this. The zip code feature is one of the beauties of using this scanner, and does afford simplicity, but the caveat being is that the user must get the database up to the latest version before it begins working properly for them.

I'm not sure in this case how much Uniden's feet can be held to the fire; they have to put some version of the database in these scanners and they are building and shipping a boatload of them to their sellers, but what is generally left out of the marketing by them is the fact that updating it, and keeping it updated, is going to solve a lot of problems out of the gate. When someone is running on 2018 information and thinking there's something wrong with their expensive purchase, it doesn't get things off to a good start.

Whenever possible, I take the opportunity to make that clear to prospective buyers. The learning curves and favorites lists come thereafter.

One other thing that does bug the crap out of me are the nationwide systems, all of which are set to on by default, and should be off when the scanners ship. I'm sure this has been discussed elsewhere, but let's face it, probably 90% of the people that buy this don't want to listen to any of these, or at least most of them. I've instructed countless people who use the zip code feature as to how to turn this feature off.

Whalers, eh? Old time hockey!

I am going to add my 3 cents in as well. I highly, highly, HIGHLY, recommend you get scanning software such as Sentinel or ProScan. (I like Proscan). Not only will it make programming easier, we can help you better by looking at your programmed files. (You can export them and we can look if you attach.)

(My biggest complaint still with Sentinel is needing the outdated Net 2.0 framework to function.)

If you want, I can send you my SDS 100 / SDS 200 files, they include Middletown's trunking as its own separate zone (or whatever Uniden calls it)

I program them in ProScan
